Understanding landlord gas safety requirements
Under the Gas Safety (Installation and Use) Regulations 1998, landlords have a legal duty to:
- Have all gas appliances, flues, and pipework checked every 12 months
- Use a Gas Safe registered engineer for all checks
- Provide tenants with a copy of the Gas Safety Record within 28 days
- Give new tenants a copy before they move in
- Keep records for at least 2 years
